Southwest Credit Card Services Ltd. renewed early and expanded at the 60,000-sf Woodchase Building I at 2950 S. Gessner Rd. Steve Rocher and Kristen Porter, both in Grubb & Ellis Co.'s Houston office, hold the leasing assignment for building owner, BMS Management of Houston.
Porter tells GlobeSt.com that the company's lease was set to expire at the end of the year. She is certain Southwest Credit Card Services reviewed the surrounding inventory before committing to the reworked long-term lease, but the submarket choices are limited because the operation requires a high parking ratio. Joanna Johnson, an independent broker in Houston, represented Southwest Credit Card Services in the lease negotiations for the contiguous space, now being built out by the tenant.
The new deal puts occupancy at 95%. The class B building's quoted rate is $13 per sf.
