Peter Farnum, Chuck O'Connor and Alison Cavanaugh-Leo of Trammell Crow Co. represented the property owner, New Boston Fund, in the transaction while Jack Kerrigan and Steve Cook of Grubb & Ellis represented IDX.

The 268,672 sf building is located near Back Bay's South End, adjacent to Copley Place and across from the Shops at the Prudential Center. The deal means the building is nearly fully leased with about 24,000 sf available. Among its other office tenants are Hay Group, Sonesta International Hotels, Segal Advisors, Inc., American Tower, Brigham and Women's Hospital, Daniel, Dennis & Company and IJ Fox.
