JDR's business unit, Shaun Realty, acquired its new single-story property from Perrysburg, OH-based Delafoil Inc., a company that provides stamped metal products for electronics, appliances and other products.

The asking price was $1.3 million. The purchase price is undisclosed, but area brokers speculate to GlobeSt.com that it was probably slightly above $30 per sf, or under $1.2 million.

Leonard G. Redeyoff, first VP, and Eric Larkin, an industrial property specialist in the Delaware Valley, PA regional office of CB Richard Ellis, negotiated the sale for Delafoil. Wally Landes of Brode & Brooks represented the buyer.

Meanwhile, Steve Italiano, a senior VP in CBRE's Wayne, PA office, is marketing a 15,204-sf office/research property in Aston, PA for sale or lease. It is located on two acres at 34 Mt. Pleasant Dr. in Rolling Hills Industrial Park and provides 7,500 sf of laboratory space, 6,000 sf of finished office area, and 1,500 sf of warehouse space. The building can be expanded to 20,000 sf.

Italiano is targeting biotech and pharmaceutical firms. The asking price is $1.7 million, and the asking rental rate is $13.95 per sf, triple-net.
