Dave Howard of Irvine-based Resource Commercial, who was part of a team that represented the legal publications and education firm, tells GlobeSt.com that the Rutter Group will remain in its current space on the fourth floor of the office building, where it has maintained offices since 1995. In addition to Howard, the team representing The Rutter Group included George Chelius of Resource Commercial along with Steve Jaray, Marie-Claire Cunningham and Brian Given of GVA Williams. Terms of the lease were not disclosed. Asking rates at the building, which is owned by the Douglas Emmett Co., are $2.10 per sf per month, full service gross. Emmett was represented internally by Gina Guarino.

The Rutter Group, which was established in 1979, publishes a wide selection of practice guides written by judges and lawyers that addresses fields of legal practice ranging from civil and trial procedures to corporate and employment law, writs, family law, insurance litigation, landlord-tenant law, real estate transactions and many others. Its continuing education programs address a comparable range of topics in seminars, videos and other formats.

The Rutter Group's renewal for the same amount of space comes at a time when many occupants of office space are downsizing, but legal firms and companies like Rutter that have businesses related to legal firms are typically not downsizing like other office users.

Howard says law firms, and companies that rely on them for much of their business, are "taking advantage of discounted rates in this market" to renew their leases early and lock in favorable rates.
