The single-tenant property at 16100 S. Harlem Ave. was sold by Ellinwood Associates to an entity controlled by Bentonville, AR-based retail giant Wal-Mart Stores, parent company of Sam's Club.

The mortgage from Allstate Life Insurance Co. was arranged by Cohen Financial's capital markets unit.

Meanwhile, a $5-million loan was arranged for Ashton Pointe, a 28,850-sf retail asset at 1147 N. Eola Rd. in west suburban Aurora. The 10-year loan, priced on the 10-year Treasury rate, assumes a $6.25-million market value for the property.
