The deal marks the entrance of the privately held New York City real estate firm into the Connecticut office market. George V. Comfort & Sons purchased High Ridge Park, which sits on 38.84 acres, from High Ridge Park Associates, LLC. The first buildings at the six-building office complex, located adjacent to Exit 35 of the Merritt Parkway, were built in 1967.

CB Richard Ellis' Jeffrey R. Dunne and Jim Tully of the firm's Tri-State Investment team represented High Ridge Park Associates LLC in the transaction.

Dunne said of the sale, "I am honored to have been involved in the sale of this unique asset which has always been among the most prestigious addresses in Lower Fairfield County. This sale marks the first time that High Ridge Park has ever changed hands and George V. Comfort & Sons should enjoy the same long-term success as the previous owners given their typical long-term hold strategy."

High Ridge Park currently houses the corporate headquarters of MeadWestvaco and Citizens Communications as well as the North American headquarters for Cadbury Beverages. Since the park first opened Xerox, American Thread, Continental Oil, General Time Corp., Elf-Aquatine and General Signal maintained their corporate headquarters there at one time.

George V. Comfort & Sons, a privately held real estate owner/manager, currently manages approximately nine million sf of commercial real estate, 50% of which it owns. Most of the company's chief assets are located in Manhattan. Some of its New York City properties include: the 670,000-sf 200 Madison Ave. building where it maintains its corporate headquarters; 498 Seventh Ave., an 880,000-sf office building and 63 Madison Ave., an 800,000-sf office building located in the Gramercy Park section of Manhattan. In addition to its New York City holdings, the company's portfolio also includes retail space in Dayton, OH, Princeton, NJ, LaVale, MD and Mobile, AL. The company also owns a 480,000-sf office building at 1401 H. Street N.W. in Washington DC and the AmSouth Bank Building in Mobile, a 509,600-sf property.
