"It's a great location," developer Lou Patrick tells GlobeSt.com of the 10320 W. McDowell Rd. park. "It's at the intersection of I-10 and the Loop 101, in the center of three hospitals and on the McDowell Road commercial corridor, which will be a busy commercial corridor in the coming years."
The Gateway Office Park is being built by Summit Builders. The $8-million, class A office complex is designed by David L. Schmitt & Associates of Scottsdale. It boasts upgraded exteriors that include one-inch insulated tinted windows, a high-grade stucco finish and a 10-year roof warranty, with interior amenities that include state-of-the-art telecommunications for satellite and high-speed Internet hookups. The buildings, which will be parceled into condos ranging from 2,600 sf to 9,000 sf, are selling in shell space at $150 per sf to $175 per sf.
Already 50% pre-sold, Patrick says full occupancy could be achieved by the end of next year, within nine months of the project's scheduled March completion. Patrick Properties is the marketing agent for the complex.
