Adam Comora with Delphi Business Properties in Van Nuys tells GlobeSt.com that the property, on the market just three months, was a rare find. "There's not a lot for sale on the market right now and this was a one-of-a-kind property," says Comora. "A freestanding, one-story office property in that market is very difficult to find."

The building, once used as a former laboratory, is set on 15,000 sf of land adjacent to the new MTA train station and parking structure and is surrounded by newly developed restaurants and shopping.

Comora and Stu Leibsohn of Delphi handled the transaction for the seller while Mark Evanoff of Ramsey-Shilling Co. represented the buyers.
