Desktop Digital Printing renewed for the long term on a 6,338-sf office at 1535 W. Loop South. Charles Braun of Desktop Digital says the decision to stay was due to the location as well as the economics of the deal. The firm has occupied the office for the last eight years.
Kim Grizzle and Wade Bowlin, both with Houston-based PM Realty Group, represented KBS Realty Advisors, owner of the 92%-occupied building. Keith Lloyd in Grubb & Ellis Co.'s Houston office negotiated the terms for the tenant, a provider of digital printing, Web site services and direct mailing. The 64,346-sf office building is a class B property with a $14 per sf quoted rate.
A group of attorneys, leasing under Westheimer 131 LLC, re-upped on a 2,723-sf office at 5100 Westheimer, another class B building. Roddy McAlpine of Colliers International's Houston office represented the tenant who he says signed a medium-term lease for the 113,000-sf building. McAlpine says his client surveyed the submarket before renewing, but found the "total structure" of the building owner's offer appealing. Additionally, says McAlpine, the tenants liked the location, which has predominantly class A buildings. Joe Evans of Evtex in Houston represented the owner, WOCO Investment Corp.
