The facility consists of about 37,000 sf of office space and 36,000 sf of production and clean room space, according to Tolcash. The building sits on just over six acres, and the sale also includes an adjacent three-acre parcel that can be used for expansion.

And the new owner is looking for some tenants to fill the currently vacant building. Tolcash is working with Trillium's Ray Disch and Paul McArthur to market the facility for single or multiple tenants.

"This is a class A facility in what has been the hottest corridor in the Princeton market area," Tolcash explains. "The vacancy rate for this type of product is below 7%, compared with a vacancy rate of approximately 16% in the overall Princeton-area office market. We already have good activity on the building and expect it to lease in a short period of time.
