Partners HealthCare Systems Inc. and a number of retail tenants all signed long-term leases this past spring, resulting in the building being more than 90% pre-leased. Under the agreements, Stop & Shop signed a 20-year lease to occupy approximately 30,000 sf, Walgreen's signed a 40-year, 13,000-sf lease, a Citizens Bank branch will lease 4,300 sf and a Fleet Bank Branch will lease 3,400 sf. Partners HealthCare Systems Inc. previously agreed to lease all 116,500 sf of office space at the site.

The project also includes a large public plaza at the front of the building serving as a town center for the community, and a 5.5-acre park dubbed Puddingstone Park, scheduled to open next spring.

"With the completion of the plaza, park and neighborhood shops, One Brigham Circle is Mission Hill's community center," says Patricia Flaherty, president of Mission Hill Neighborhood Housing Services. "We're extremely proud of this project and we are extremely proud of the Mission Hill community. One Brigham Circle was created by our community planning process and the residents of Mission Hill."

Locally based New Boston Fund is providing funding for the project through New Boston Real Estate Investment Fund LP V, a $260 million closed-end, commingled investment fund that currently owns more than $700 million worth of property totaling more than seven million sf along the East Coast and through the Midwest.
