Kazanjian and Mike Giuliano, also with the Ontario office of Lee & Associates, represented Evenflo in its two-year lease with building owner ProLogis, a real estate investment trust based in Aurora, CO, that represented itself in the lease.
Kazanjian tells GlobeSt.com that this is an all-new facility for Evenflo, which decided to establish a Southern California distribution center because it needs space to store its products that are manufactured overseas and are shipped through Southern California ports. The company also has a number of major customers in the region, says Kazanjian, who explains that the lease is only for two years because Evenflo is not sure what its future space needs will be. The lease includes options to renew. Terms of the transaction were not disclosed. Asking rates for the building, which is about 12 years old, are in the low 30-cent range per sf per month, triple-net.
Evenflo's new facility is a single-story, concrete tilt-up structure with about 16,000-sf of two-story office space. It is at 5500 E. Francis St. in the Ontario Distribution Center No. 6. The building is part of the Vintage Industrial Park, a project of several hundred acres that was originally developed by Union Pacific.
Evenflo is one of the nation's leading manufacturers of baby care and juvenile products. Its products include reusable and disposable nursers, nipples, breastfeeding equipment and baby care accessories; furniture products such as car seats, strollers, high chairs and play yards. The company maintains marketing and sales operations throughout the United States, Canada, Mexico and the Philippines.
