FD Odessa LLC of Coral Gables, FL picked up the 2506 N Andrews Highway property from Wanda Jones of Mesquite, east of Dallas, who accepted the buyers offer just five days after putting the building on the market.

"This is just one of a grouping of (Family Dollar stores) being sold," Gavin Kam of Marcus & Millichap in Dallas tells GlobeSt.com.

Kam would not disclose the sales price of the property but the stores generally sell for under $1 million. Family Dollar, one of the fastest growing corporations in the nation, has recently begun a major push into the suburban Texas market in one of the most aggressive expansion undertakings in the state. Since March, the Matthews, NC-based discount chain has opened at least 14 locations in Texas, including a 907,000-sf distribution center near Interstate 20 in Odessa, and was planning to build five to 10 more stores in the Fort Worth area. Kam declined to identify the developer on those projects, other than to say he's from Oklahoma.

In May, Jones also sold 3.3 acres at 15329 Seagoville Rd. in Fort Worth to Hinkle Services Inc. of Edmond, OK for another Family Dollar location. Kam, with the Marcus & Millichap's National Retail Group, was the agent for both parties in the transaction.
