The firm has agreed to a five-year lease, Tommy Wilson, first vice president with Houston's Trione & Gordon/CBRE tells GlobeSt.com. Wilson represented I-Focus in the lease negotiations. He says his client is moving from space at 2500 CityWest Boulevard, approximately eight miles northeast of the 525,000-sf Decorative Center.

I-Focus looked at several building options, adds Wilson, but chose the Decorative Center because of its unique layout, design, location and views. The Decorative Center sits in an upscale, tree-lined area with other office buildings and high-end residential neighborhoods.

Coy Davidson of the Houston office of Colliers International represented the building owner, Decorative Center of Houston LP in the lease negotiations. The financials of the deal were not disclosed, but asking rates at the building are $16 per sf. This lease helps to chip away at a 65,000-sf vacancy in the building.

In an unrelated transaction, Houston-based Abel Design Group Ltd. has leased 2,194 sf at One Greenway Plaza in the Greenway Plaza submarket nearby.

Elliott Hirshfeld, VP, and Clare Flesher, senior associate with Trione & Gordon/CBRE represented the tenant. The building owner, Crescent Real Estate Equities, was represented internally by Warren Savery. The lease rates were not disclosed, but the average asking rate for space in the submarket, according to a third quarter report by Trione & Gordon/CBRE, is $18.01 per sf.
