The supply chain management company has signed a long-term lease on the build-to-suit project.

"DSC Logistics is one of CenterPoint's largest and most valued customers," says VP of development Sean Maher. "Ultimately, we were able to provide their business with a state-of-the art distribution solution at a competitive price."

Although that price was not disclosed, the CenterPoint Intermodal Center is expected to ultimately become a $1-billion development with 13 million sf of industrial space. Based on that average price, the DSC Logistics building would be a $50-million piece of the puzzle.

The 1,161-acre CenterPoint Intermodal Center also has direct rail service and is in a foreign trade zone, factors that worked in the REIT's favor. Besides 116 truck doors and 232 parking spaces for trailers, the DSC Logistics building will be served by five rail doors and a double rail spur.
