Senior vice president Alex Dauria, and principal Tamie R. Thompson ofSpaulding & Slye Colliers represented property owner Archon Atlantic in the transaction. Richards Barry Joyce & Partners' principal Jonathan Varholak represented Wachovia. Spaulding & Slye Colliers is the project's leasing and marketing agent. Lease rates for this deal were not available, but the average asking rent for office space in the Waltham area is about $24 per sf.

Bill Rand, who runs the Boston office for Archon Atlantic, emphasizes that this deal "sets an important positive tone for the project and the market." He adds that the reaction from the business community to the $12 million office project, which, he notes is one of the largest redevelopments on Route 128, has been extremely positive. "Wachovia's tenancy in the first quarter of the new year comes on the heels of gathering leasing momentum at Stony Brook," Dauria points out.

The three-building, 270,000-sf first class office campus overlooks Route 128 and is near the Massachusetts Turnpike and Route 30. It consists of three interconnected office buildings of 170,000, 44,000, and 39,000 sf plus a 10,000 sf bridge building on a 23-acre campus. Archon Atlantic, currently the only other tenant in the park, leases 10,000 sf.
