Charles DeSantis of the commercial properties group in CharlesDunn's West Los Angeles office says the building will serve as thenew home for the community center, which is expected to move intothe building in the second quarter of 2004. DeSantis says the buyerhas plans to renovate the property both internally and externallybefore occupying it.

DeSantis represented the seller, an individual investor. Thebuyer, Ocean Park Community Center, was represented by Robin Jordanof The Real Estate Group.

The Ocean Park Community Center will be used as a transitionalhousing facility for formally homeless individuals, DeSantissays.
