The 83,324 sf, six-story "brick and beam" building is located in the city's Leather District. Paradigm Properties acquired the property, which is across the street from South Station, in 1999.

The building is nearly fully leased. Among its tenants are Standard & Poors, Beacon Learning, The McGraw Hill Corp., Rothman Partners, Cubellis Associates Inc., Trilium Asset Management, Experio Solutions and Taylor & Partners. Lease rates for this deal were not available, but the average asking rent for space in the building is about $17.50 per sf.
