Michael R. Dorsey of the Newport Beach office of Grubb & Ellis says Vitas, which provides home hospice care, is slated to occupy its new space in February. Dorsey represented Vitas, with the landlord, the Irvine Co., representing itself in the $1.6 million lease. The new Vitas headquarters is at 220 Commerce in the Irvine Technology Center. The company will occupy half of the ground floor of the two-story, concrete tilt-up building in a relocation from 8,100 sf of leased space in Orange.

In the G.J. Sullivan lease, the Los Angeles-based insurance firm has taken 18,097 sf of office space at City Centre I in Orange for a regional office, according to Lori Smith and David Giglio of the Anaheim office of Grubb & Ellis. Smith and Giglio represented the landlord, Arden Realty Finance III LLC, with the tenant represent4ed by Brian Doner of GVA Daum. Terms of the transaction were not disclosed. G.J. Sullivan is slated to occupy its new space at 625 The City Drive in January. The company will be relocating from leased space in Anaheim.
