Long Cos. of Phoenix had other offers on the 47th Avenue and Camelback Road site during its year on the market, but the firm was particular about what would be developed on the land. "The family wanted to see some positive development in the area. They wanted to sell to someone who would build the right type of product there," Anderson says.

When local developer Buzz Oats stepped in with a $596,138 cash offer and a plan to use the site for an industrial project, it was a perfect match, Anderson says. Oats, who develops large distribution-type buildings in West Phoenix, is still putting together blueprints for the site but expects to build several freestanding industrial buildings at the location, he adds. Anderson, along with Marc Hertzberg, also with Grubb & Ellis/BRE Commercial represented buyer and seller in the transaction.
