In the City of Commerce transaction, Feldman Properties LTD bought the Monogram Aerospace Fasteners Inc. facility from Allied Capital Partners LLC, completing a 1031 exchange, according to Michael Lawrence of the Newport Beach office of Marcus & Millichap. Lawrence represented the seller, with the buyer represented by Landon Wright of Marcus & Millichap in Newport Beach. The Monogram Aerospace facility is an approximately 130,537-sf industrial/manufacturing facility at 3423 Garfield Ave. that is leased to Monogram Aerospace Fasteners on a long-term, triple-net basis.
In the Palmdale deal, Flying Colors Group LP, represented by Kathleen Howard and Jill Howard of NAI Capital Commercial, purchased a three-building, 83,246-sf multi-tenant industrial center at 1817 E. Avenue Q from Shook Development Corp. The concrete-tilt-up structures were built in the early 1990's and are located within the High Desert Business Center near the Palmdale Airport. The seller was represented by Rosalie Brown of DP Commercial Brokerage.
