Black Canyon Phoenix LLC picked up the two-story building at 7631 E. Indian School Rd., locally called the Signa Health Plan Building, 15 months after Kraus Family Trust of Coronado, CA, put it on the market, Van Robinson, with Sperry Van Ness' Phoenix office tells GlobeSt.com. The building is fully leased through 2006 to Signa Health Plan.

Robinson says the seller selected the property because of its strong tenant, prime location in the downtown and parking facility, which offers the tenant adequate parking space in an area where parking is a premium. The building also can be easily renovated should the tenant move out, says Robinson, who represented the buyer in the transaction. The seller was assisted by Jon Dennise with Cuellar Realty in Phoenix.
