Louis Tomaselli of Voit Commercial Brokerage, says the developer completed extensive interior and exterior renovations, which included painting, upgrading the roofs, updating the existing landscaping, as well as expanding the parking lot by utilizing space previously used for the manufacturing facility. Tomaselli is part of a team of Voit brokers including Mitch Zehner and Mike Boomer who are the listing agents for the property, which is composed of six freestanding buildings that range from 24,149 sf to 72,010 sf and are available for lease or for sale.
Red Hill Pullman LLC acquired the property in May 2002 and began the conversion soon afterward. In order to make the project work, Tomaselli says, the inside of the buildings that had been previously built out for copier manufacturing had to be demolished to empty shells to allow new users the capability to customize the space. Washington Mutual Bank provided acquisition and construction financing for the project, with Pacific Design Directions providing design and contractor services for the demolition and renovation.
The former Canon facility is the latest in a number of manufacturing facilities in Southern California that have been converted to business and industrial parks in recent years. One of the largest was the conversion of the one-million-sf former Steelcase facility in Tustin, which Voit Development Co. acquired. Voit sold about half of the property to Fresno-based Bedrosians Tile & Stone and retained the remaining portion to develop a new project called Tustin Gateway Business Park.
