Bosa Development broke ground in July on the two-tower, 18-story, 232-unit luxury condominium complex, and Dennis Serraglio, director of sales and marketing for Bosa, says sales have been brisk throughout the five months since groundbreaking. The two towers are near Michelson Drive facing Jamboree Road, and is adjacent to the San Diego Freeway. They are being developed by Irvine Residential Highrise LLC, an affiliate of Bosa. Serraglio says the developer is achieving sales with very little marketing effort, indicating the activity is chiefly word-of-mouth.
The Marquee project, scheduled for the first move-ins in October 2005, will feature two-bedroom, two-bath luxury condos as well as two-bedroom plans with den, ranging from approximately 1,275 to 2,088 sf. The development reflects a trend toward higher-density development in Orange County and other parts of Southern California that traditionally consisted primarily of single-family homes. Factors driving the trend include the region's increasing population, diminishing land resources, and the desire of many residents for a more urban lifestyle.
The Irvine towers are one of a number of Southern California projects for Bosa Development, a Vancouver, BC-based builder of high-rise residential projects. Its has four projects in Downtown San Diego with more on the drawing boards. Among the features at the Irvine project will be a business center, a social room, a billiards room, and an outdoor plaza with a pool, barbecue area, gardens, and a full-service fitness facility.
