The mattress retail and distribution company will use its new facility, located within Matrix's Northeast Business Park at 7A, as a regional distribution center. The 7A in the park's name, of course, refers to the nearest exit of the New Jersey Turnpike, which has lent its designation to what has been one of the state's busiest industrial submarkets. Terms of the transaction were not disclosed.

Besides its proximity to the Turnpike, the park is also situated along I-195 in south central New Jersey. The Sleepy's building site has an additional 45,000 sf of potential approved expansion space, according to Matrix chief operating officer Alexander B. Taylor.

"We are excited to announce more jobs and investment for New Jersey," Taylor says. "This transaction with Sleepy's builds on the activity we have been experiencing throughout our industrial portfolio in the New Jersey and Pennsylvania markets."

To date, Matrix has built more than three million sf of space at the 450-acre park for such companies as WW Grainger, Seaman's Furniture, Amway Corp. and Bohrens/United Van Lines. The Sleepy's building will be the park's 10th facility overall.

Northeast Business Park at 7A itself is slated for a major expansion, according to Taylor. That expansion is coming on the heels of a recent phase two site acquisition of 435 adjacent acres and general development plan approval for an additional build-out of up to 5.5 million sf.
