International Demographics, a developer and distributor ofmultimedia market surveys, moved the headquarters from 3355 W.Alabama St. to 10333 Richmond Ave. in a 15-mile suburbanrelocation. Tod C. Higginbotham of International Demographics saysthe decision was aimed a providing a more central location for thestaff.

The 218,507-sf, 11-story office building is 81% occupied. It hasa quoted rate of $19.50 per sf. Mike Boehler of the Houston officeof the Staubach Co. represented International Demographics in thenegotiations while Rosemary Kogler and Brian McMackin, both withLincoln Property Co.'s Houston office, handled talks for thebuilding owner, W9/LWSII Real Estate Ltd., a limited partnership ofLincoln Property Co. and Whitehall Funds, the real estate arm ofGoldman Sachs.

In the Woodlands, Rathwell and Nizialek doubled their space bycommitting to 7,747 sf in a renewal and expansion in Town CenterOne at 1450 Lake Robbins Dr. Tim Crockett with the Houston officeof Henry S. Miller Commercial tells that the firm hasbeen a tenant for three years. The new deal takes Town Center to100% occupancy, he says. The average rent for class A space in townis $21.15 per sf.
