Tom Stone of TF Stone Cos. has just bought the acreage from the Cain family after getting the city's blessing for a revised project for the land. Designed by Humphreys & Partners Architects LP of Dallas, the four-story Rockwall Commons, with end caps for 2,500 sf of street-level retail, will contain 202 multifamily units. A sister building will hold 25,000 sf of office and another 5,000 sf of retail while a third structure, roughly 10,000 sf, will house all retail.

Greg Faulkner, president of Humphreys & Partners, tells GlobeSt.com that mixed-use products are starting to crop up in the suburbs, but Rockwall Commons is unique for its design and a lakefront positioning at the highest point in Rockwall County. The project is carrying a 14-month construction schedule.

"This development will bring a new concept of multifamily living to the City of Rockwall and should be a catalyst in helping revitalize the nearby retail center and downtown businesses," Faulkner said in a release. The development is a half mile from the town square and 28 miles east of Dallas.

Rockwall Commons, with frontage along Ridge Road, has been designed with three courtyards and landscaped buffers, with surface parking in the front for customers and a garage in the rear for residents and tenants. The "Texas Vernacular" exterior teams stone and stucco with concrete tile roofs.
