The five-story elevator building got a green light Thursday from the plan commission. The city council still has to approve a change to a planned development as well as the sale of the land across 51st Street from Washington Park.

However, Morhyne Development Co. president Joyce E. Moran tells GlobeSt.com she hopes break ground on the project, which will include units ranging from $199,000 one-bedroom condominiums to $425,900 four-bedroom condominiums, this spring.

While there is an abundance of multifamily rental buildings in the area as well as the county-run hospital, 4th Ward Alderman Toni Preckwinkle says market-rate units have not been built in recent years. Department of planning and development officials say the project will help efforts to redevelop Grand Boulevard, which has included Chicago Housing Authority high-rises that are being demolished, as well as a mixed-income community.

Moran's building includes a landscaped "green roof" on top of the building and a parking deck.
