Meanwhile, Lieberman Earley is exclusive agent for 27,952 sf, the aggregate space in two suites, in 59,952-sf Trestle Bridge Place, a flex office/warehouse building in the Trestle Bridge Business Center in Downingtown, PA. The building is located on a 4.2-acre site and was constructed in 1990.
One of the suites contains 10,000 sf of office space and 5,000 sf of warehouse space. The other includes approximately 7,080 sf of office area and 5,872 sf of warehouse. In both cases, the office area is offered at a triple-net rental of $12 per sf, and the asking rental rate for the warehouse space is $6 per sf triple net. Philip Earley, a principal, estimates operating expenses of $1.85 per sf.
Integrated Clinical Data owns the building. That company and an existing tenant, Marcor Remediation, occupy approximately 32,000 sf there.
