Dan Sibson, principal and portfolio manager for IDS, reports that On Stanley LP of Los Angeles acquired property, which is at the intersection of Stanley and Manville streets, close to the 91 and 405 Freeways. The land was sold by Boeing Realty Corp.
Sibson reports that IDS will serve as development manager and managing partner for the new project, overseeing development of a 140,000-sf distribution building that will be divisible from 25,000 sf or larger. Sibson notes that an existing 43,000-sf building on the property is leased by Cal Pacific, an import-export service firm. Ground is expected to be broken for the project in March or April, with the project to be ready for occupancy on Oct. 1.
Smaller industrial space users are underserved in the South Bay market, Sibson says, particularly for facilities with modern amenities such as increased building heights, high calculated sprinklers, and spacious truck turning areas. The new IDS project will include all of those features, which are typically built only for larger tenants, Sibson points out. HPA of Newport Beach is architect for the concrete tilt-up building. Listing agents for the development are John Schumacher and Bill Peters of CB Richard Ellis in Torrance, who represented both the buyers and the sellers in the acquisition of the land for the project.
