A&L Trucking Inc.'s new location at 7020 Zoltowski St. isabout three miles from its main facility at 9640 Clinton Dr.Barrett Gibson with the Houston office of NAI Partners Commercialtells GlobeSt.com that the trucking company occupied the buildingyears ago and its execs came knocking to discuss a lease shortlyafter Proler Steel moved out about four months ago. "It was aperfect fit," he says of a medium-term signing that deliveredexpansion space for the operation.

Gibson and NAI's John Ferruzzo represented the building owner,Zoltowski LP, an investment group led by Partners Investment Co. inHouston. The brokers were quoting 32 cents per sf gross to backfillone of two industrial buildings on a 3.9-acre tract, bought inFebruary 2002. The other structure is leased to Alcoa Corp. ofPittsburgh. A&L used in-house representation for the talks.
