While terms were not disclosed, published net lease rates at the 1.28-million-sf tower Walton Street Capital acquired from Teachers Insurance & Annuity Association this year for $275 million, range from $22 per sf to $31 per sf.
The deal allows Freeborn & Peters to lower its space costs, includes tenant improvement money and expansion possibilities at the 65-story building, according to The Staubach Co. The team of president Steve Stratton, SVP Bob Peterson and VP Matt Hofer represented Freeborn & Peters in negotiations with Christian Domin, Michael Klein and Vic Toft of CB Richard Ellis.
