Leasing agents Dan Swift and Lana Baldock, both with CB Richard Ellis' local office, declined to discuss the specifics of Integra's pending arrangement, which would boost occupancy to 30% in the 11-story office building at Northeast 12th Avenue and Lloyd Boulevard. Neither Swift nor Baldock would disclose the names of the other prospective tenants, but one broker familiar with the property says the Bureau of Land Management is among those now looking at office space in the building.

The Integra lease, however, remains a critical factor in the equation. "We're close," Swift tells GlobeSt.com of the pending Integra deal, "but we still have some contingencies we need to work on." Among those contingencies is an unspecified financial aid package that the growing telecommunications firm is attempting to work out with the Portland Development Council to make the move more economical. The company also is attempting to resolve an issue over its plans to install a 180-sf sign at the site to increase the firm's visibility. Signs larger than 32 sf must undergo a lengthy design review and approval process under the city's zoning code.

If city officials resolve those contingencies, Integra is poised to ink a deal for about 63,000 sf in the building where rents generally average about $23 per sf triple net. Owned and developed by Houston-based Transworld Properties Inc. and Insignia Development Group, an affiliate of Insignia/ESG Inc., the Integra lease would be among the largest for the building, which numbers among its tenants Oregon Title and the Bureau of Indian Affairs.
