Swinerton's new Orange County office is in a 20,500-sf property called the Park Mitchell Building at 17731 Mitchell North, according to Cushman & Wakefield brokers Ted Simpson of C&W's Los Angeles office and Drew Netherton of the brokerage firm's Irvine office, who represented the construction firm in the purchase. Swinerton acquired the property for $3.2 million from a private individual who was represented by John Griffin and Mark Weeks of Voit Commercial Brokerage. The construction firm will complete tenant improvements on the second floor of its new building and then move the Orange County operations of its Swinerton Builders unit from 20201 SW Birch St. in Newport Beach, according to Simpson and Netherton. The entire ground floor of the building is occupied by OCB Reprographics, which recently signed a new five-year lease.
The two-story office project was built in 1983. Swinerton expects to occupy its new building sometime in the second quarter of 2004. The construction firm is one of the largest in the Western US and has a number of prominent commercial construction projects under way in California. Among the company's recently announced projects is the $56.6-million City of Stockton Event Center, which the firm will build for the City of Stockton and Regent Development. The Arena is planned to be a 10,000-seat, multipurpose facility with a 220,000-sf arena, and an event floor of 30,000 sf. It is expected to be used for ice hockey, arena football and indoor soccer.
