Natarus says the 30 ordinances he introduced last month were spawned by hearing from constituents during numerous meetings in 2003, which included debates on Near North Side high-rise proposals. He argues most of his changes will bring zoning in line with the actual use of properties.
However, the changes could have a drastic effect on some property owners' future plans. For example, a parcel on East Bellevue Place steps from Lake Shore Drive would be rezoned from R-8 to R-5, which would cut the maximum density by 78%. Nearby, numerous parcels on Rush, Oak and Walton streets would be rezoned from B7-6 to B4-4, which would limit the maximum density by 58%. And a riverfront parcel at Canal and Kinzie streets would be rezoned from B6-7 to B4-4, a change that reduces the maximum density by 69%.
While the city is updating its 47-year-old zoning code, Natarus is moving faster on specific zoning changes.
"It should be the goal of every alderman to ensure livable communities," Natarus says. "I am proud to introduce legislation that will preserve the character and vibrancy of some of Chicago's most beloved neighborhoods."
