Grainger has given the assignment for moving the asset to real estate services firm Colliers Houston & Co. Senior vice presidents Michael Markey and Jonathan Tesser, and associate Adam Citron of the firm's Somerset, NJ office are handling the assignment.
"While certain segments of the market have been sluggish, and demand for purchasing industrial facilities has been extremely high," Tesser says. "So, only a small window of opportunity exists for a user or investor who wants a facility like this."
The property itself includes just under 6,000 sf of central office space and about 3,000 sf of warehouse offices. The entire building also has fiber optic wiring, according to Markey.
The listing is actually the result of Grainger's growth: The company will move the operation shortly to a new 436,000-sf facility being done as a build-to-suit by the Cranbury, NJ-based Matrix at that company's Northeast Business Park in Washington Twp. at Exit 7A of the NJ Turnpike (see earlier story). Colliers Houston also had a hand in finding that particular site for Grainger, according to Markey.
The building being vacated by Grainger was developed by Matrix and designed by SNS Architects & Engineers of Montvale, NJ.
