Both deals are for 15 years, according to the John Buck Co. While financial terms were not disclosed, asking net lease rates at the one-million-sf building range from $26.50 to $30 per sf, which would put the total value of Lord Bissell & Brook's deal in the $80-million neighborhood.

Lord Bissell & Brook creates a looming vacancy at the Harris Bank Building at 115 S. LaSalle St. in the summer of 2005, when 111 S. Wacker Dr. is scheduled to be completed. Meanwhile, Grippo & Elden will leave AT&T Corporate Center at 227 W. Monroe St.

Construction of 111 S. Wacker Dr. began after Deloitte & Touche was signed to a 424,192-sf deal.
