T.J. Maxx has 70,000 sf on the second floor of the former Mandel Brothers department store building, which later was occupied by Wieboldt's. Filene's Basement has 50,000 sf below grade level.

"Filene's Basement and T.J. Maxx are fantastic anchor tenants," says Grubb & Ellis VP Steve Monroe. "This is a great site for both retailers."

Grubb & Ellis manages the 15-story building, which includes 681,823 sf of office space on the upper 11 floors. Irving, TX-based W9/ONS Real Estate Limited Partnership paid $84.5-million for the building at State and Madison streets in 1998, according to property records, in a deal financed by nearly $74 million in mortgages with Lehman Brothers.
