With branch space on the first floor and offices on the second, Frost Bank is the largest tenant in the 202,000-sf building at 6750 W. Loop South, Jerald King with Houston's Navisys Group tells GlobeSt.com. He says the bank's team extensively surveyed the market and spent a long time negotiating the renewal for a lease that expires in April.
Frost Bank, a 15-year tenant in the building, was represented by Charles Gordon of Trione & Gordon/CBRE. The Houston building owner, FRM West Loop Associates 6 Ltd., had King and Virgil Hydes, also with the Navisys Group, doing its bargaining.
The 95%-leased building is one of five in the 580,000-sf office park, where overall occupancy is 90%. The park's quoted rates range from $17.50 per sf to $19.50 per sf.
