The property is a grocery-anchored retail center at the northeast corner of Telegraph and Carmenita roads that was built in 1981 and expanded in 1986. Directly across the street from the Santa Fe Springs Mall, the property is anchored by Ralphs supermarket and was 96% occupied at the time of the sale. Steve Algermissen of Cushman and Wakefield represented the seller, with the buyer represented by Newman and Associates.
When Praedium and SKB acquired the center, says Christopher Hughes, a Praedium Group principal, the two companies were attracted by the property's location along major commercial routes within a densely populated neighborhood.
Praedium and SKB boosted rents upon rollover and made capital improvements that attracted prospective buyers who were looking for grocery-anchored retail properties. The transaction was the latest in a series of deals completed by the two companies, whose local acquisitions have included the purchase 800 Wilshire Blvd. in Downtown Los Angeles, Crenshaw Imperial Shopping Center in Inglewood and Margarita Plaza in Huntington Park.
