The five buildings range in size from 28,000 to 76,000 sf and indicate that the demand continues for small and medium sized industrial buildings for sale in Southern California, says Erik Larson of Cushman & Wakefield. He notes that most of the buyers are owner-users.
The largest of the transactions was SwedaUSA's purchase of a 76,348-sf manufacturing facility at 1616 S. California Ave. in Monrovia for $3.9 million. The building will serve as an expansion to the corporate headquarters of the company which is a supplier and manufacturer of promotional products. Both buyer and seller were represented by John Minervini, Robin Dodson and Larson of Cushman & Wakefield, who represented the sellers in all of the other transactions as well.
In the other deals: Haaker Equipment, in a relocation from Pomona, acquired a 44,684-sf building at 2070 N. White Ave. in La Verne from Altec Industries for $3.8 million. Haaker represented by Todd Launchbaugh of Lee & Associates.
Los Angeles Sheet workers bought a 75,360-sf facility at 633 N. Baldwin Blvd. in City of Industry from Benenson Capital Co. for $3.7 million. The buyer was represented by Fred Kaplan of The Everest Group.
Wepackitall, a packer of food products and vitamins, bought a 50,448-sf building at 2745 E. Huntington Drive in Duartefrom the City of Irwindale for $3 million. The C&W brokers represented the buyer as well as the seller.
Media One CD Manufacturing acquired the fifth building, a 28,026-sf structure at 1300 Optical Drive in Azusa, from BMC Industries for $1.8 million. Media One, which relocated from the City of El Monte in an expansion, was represented by David Brackman of Ashwill Associates. The seller was represented by Tom Cherry in addition to the other C&W brokers.
