Ramping up to move is Platinum Direct, which took over the largest block, a 51,500-sf building at 1875 Monetary Lane, with a seven-year lease to backfill space emptied more than a year ago by Core Laboratories, Dayton Conklin, senior vice president for Dallas-based Trammell Crow Co., tells GlobeSt.com about a single-tenant property that required "just the right user" for a building with a quoted rate of $3.15 per sf net. Jeff Mercer of Dallas-based Robert Lynn Co. represented Platinum Direct, a printing company moving from Brookhollow Industrial District.

Less than a mile to the north, Conklin and associate Toby Rogers filled a 104,000-sf building at 1221 Champion Circle, after the owner, San Francisco-based AMB Property Co., divvied it into fours for quicker lease-up. Two tenants are just settling in and two more are inbound.

In place are Wurth Co., new to the market and based in Germany, and the locally based Warfield Electric. Getting ready to move in are Estes Inc. and PMD Furniture Direct. The 26,000-sf deals put Estes in place for 10 years and the others for five years, Conklin says of a building marketed for $3.35 per sf net.

Stephen Cooper with the Robert Lynn Co., says the Champion Circle building was one of four on the radar screen for PMD Furniture Direct, a Columbus, OH-based setting up its first location in Dallas. And the deal-makers, he says, were location and economics. The other signings had Kacy Jones with the Holt Co. in Dallas and former partner, David Pearson, negotiating for Wurth; Ryan Keiser, also with Trammell Crow, representing Estes, a chemical products distributor; and Mercer at the bargaining table for Warfield. Both Estes and Warfield came from Brookhollow buildings.

In the Metropolitan submarket, Metallic Industries this week gets keys to 42,820 sf at 4650 Nall Rd., a 78,000-sf, ready-to-go building owned by Kennedy Associates of Seattle. Conklin says the 20,000 sf of yard storage was the deal-maker for the five-year lease. Ken Wesson of Bradford Cos. in Dallas represented Metallic Industries, which is moving from the Lone Star/Turnpike Distribution Center off Interstate 30. The Farmers Branch building's quotes range from $3.15 per sf net to $3.50 per sf net.
