A 51,620-sf industrial building at 10004 S. 76th Ave. went to Tinley Park-based Value Industrial Partners for $1.6 million, which plans to turn the property into multi-tenant space. More recently, Four Seasons Heating and Air Conditioning acquired a 36,500-sf building at 9934 S. 76th Ave.

"By the time they moved out of the Bridgeview properties, we already had buyers lined up, which worked out well for them," says Cushman & Wakefield of Illinois, Inc. senior director Walter Murphy, who along with associate director Scott Anderson represented Schaaf Window Co.

Schaaf relocated to the 50-acre Tinley Park Corporate Center, to a building constructed by Vernon Development. While the company now enjoys lower Will County property taxes, Murphy notes tax incentives are available to Value Industrial Partners and Four Seasons Heating and Air Conditioning.Murphy and Anderson handled both sides of the negotiations in the Value Industrial Partners deal, while Jeff Locascio of Epic/Savage Realty Partners represented Four Seasons Heating and Air Conditioning.
