The projects, being built with joint venture partner MainSpring Capital Group, are 1.5 million sf of office-and-flex development at the northwest corner of Via de Ventura and the Loop 101 Freeway, and a 270,000-sf office project located across the street at Opus Calendar Stick. Construction will get under way within the next few months.
"We are confident in the stability of this area and its future as a major business center for the Valley," Thomas W. Roberts, president and CEO of Opus West, says in a release announcing the projects. "Scottsdale and Northeast Phoenix have been a magnet for corporate growth throughout the high and low points of the last decade and we expect nothing less in the decades to come."
The larger of the two multi-million-dollar projects will be located on 150 acres in the Pima Center, a 209-acre business park now under development by Phoenix-based MainSpring. On 25 acres across the street from the Pima Center on the southwest corner of Via de Ventura and Loop 101, Opus will bring out the 270,000-sf, multi-building project.
The projects' announcements come just one year after Opus broke ground on the North Scottsdale Corporate Center, a six-building, one million sf, class A office project on 34 acres at the Loop 101 and Scottsdale Road and Opus Northsight Phase II, a 137,000-sf speculative office complex, also in North Scottsdale.
Keith Earnest, Opus West's vice president of real estate development, tells GlobeSt.com that the motivation for the hard focus on North Scottsdale is simple--market strength. "I think in the North Scottsdale market that we see the greatest deal velocity," he explains. "It seems to be one of the most active, if not the most active, submarkets in metropolitan Phoenix. And, he adds, the developments' locations near Loop 1001 provide access to practically the entire Valley.
