McCarthy Cook Investors III obtained a four-year, adjustable-rate loan of nearly $22.2 million for the acquisition of the 250,000-sf Hamilton Gateway office park through Principal Global Investors, according to Scott McMullin and Paul Brindley of the Los Angeles office of Holliday Fenoglio Fowler, who arranged the financing.
The McCarthy Cook fund, a partnership of locally based McCarthy Cook and Co. and Boston-based Charlesbank Capital Partners LLC, bought the class A office part at 20101 Hamilton Ave. from an affiliate of Teachers Insurance and Annuity Association, which had owned it for 10 years.
The buyer of the office buildings was WRA Property Management, a Newport Beach firm, which purchased the two properties totaling 75,448 sf from Ensemble, UHT of Long Beach for $14.7 million, according to Kevin Shannon, Scott Schumacher and Michael Moore of the South Bay office of Grubb & Ellis, who represented the buyer and the seller. The two properties include Pacifica Palms Medical Plaza, a 34,995-sf, four-story steel-frame building at 3500 Lomita Blvd. The second property, Skypark Medical Plaza, is a 40,403-sf, two-story wood frame building at 23560 Madison St. The portfolio was 96.5% occupied the time of sale.
The apartment complex that traded was the 90-unit Palisades Apartments at 3724 Spencer St., according to John Walsh of the Encino office of Marcus & Millichap, who brokered the transaction A Palos Verdes investment group acquired the property in a 1031 Exchange for nearly $13.8 million from Torrance Restoration LLC. Palisades Apartments was originally constructed in 1970 and underwent a complete renovation in 2001 at a cost exceeding $1.4 million. Walsh notes that the asset is a non-rent controlled property with "an excellent amenity package and great location," featuring resort-style landscaping with fountains, courtyards, a swimming pool, picnic and barbecue area, and a fitness center. The unit mix includes 15 one-bedroom, one-bath units and 75 two-bedroom, two-bath units, ranging from 750 to 1,350 sf and renting for $1,276 to $1,800.
