The buyer of the Santa Ana industrial property was First Standard Real Estate LLC, which now owns the industrial property at 2530 Birch St., according to Scott Read and Bryon Ward of the Newport Beach office of Grubb & Ellis. Read and Ward represented the buyer and the seller, Prism/Birch St. Associates LLC of Costa Mesa. The buyer plans to refurbish the property and has placed it on the market for sale or lease, says Read, who is marketing the building with Ward.

In the Anaheim transaction, the Mahboubian Family Trust of Los Angeles purchased Anaheim Hills Health Plaza, a 31,880-sf medical office building, as part of a 1031 exchange. Bob Caudill and Matt Didier of Grubb & Ellis' Anaheim office represented the seller, Anaheim Hills Property Association of Los Angeles, with the buyer represented by Holly Hakimian of Extar Co. The single-story, concrete tilt-up building, which was built in 1988, was 93% leased at the time of sale.
