In the Sylmar transaction, SBCP LLC bought the nearly new, 82,000-sf industrial facility at Cascades Business Park that is occupied by Sears Logistics, according to Scott Caswell of Van Nuys-based Delphi Business Properties. Caswell represented the buyers of the property, which is on five acres at 14090 BalboaBlvd. The seller, Sky Park LLC, was represented by Greg Barsamian of CB Richard Ellis. Sears Logistics has been using the building as a warehouse and distribution center for some time. It is part of 19 acres of development at Cascades Business Park, which occupies a 19-acre site immediately east of Interstate 5 at Balboa and Foothill boulevards.
In the Westlake Village transaction, according to Michael Schiff of NAI Capital Commercial, Directors LLC sold a 2,000-sf building on almost 1.2 acres of land at 3167 E. Thousand Oaks Blvd. to the Modlin Trust for more than $1,8 million. The building, which is located in the front of the property, is leased by Budget Rent-A-Car. The buyer, whose business is installing temporary fencing, will use the rear portion of the property for storing his work trucks and fencing materials. The buyer, who will also most likely construct a sales office for his business on the property, was represented by Darryl Zilberstein of Westcord Commercial.
