Don Swanson and Bruce Hamous of Westlake Village-based Westcord say that the development is 21% pre-leased. It will include retail, office and medical office to meet what the brokers say is a growing demand for such product in the area.
The development will be known as Campus Plaza and will occupy a seven-acre site at the southwest corner of Collins Street and Campus Drive, across from the college. The new space is expected to be ready for occupancy in November 2004.
The new center will feature four individual buildings totaling approximately 70,000 sf, plus an 8000-sf pad envisioned for a bank or retail operation. Buildings include a 2,700-sf single-story structure, and single-story 8,000-sf building, a 29,000-sf two-story mixed-use building, and a 26,500-sf two-story structure. Hamous reports that leases have already been signed with Jack In The Box for a 2,700-sf drive-through restaurant, with Urgent Care for 3,000 sf of office space, Juice-It-Up for 1,500, a physical therapist for 2,000, and with Aroma Coffee and Gold Coast Tanning for 1,500 sf each. The combination of more than 17,000 students at Moorpark College and the growth in the housing sector surrounding the college has sparked the demand for a project like this, Hamous says.
