Los Angeles-based Rexford is converting an existing 150,000-sf manufacturing building at the site into a facility with seven dock-high distribution spaces. Completion is scheduled for the spring, with half of the building pre-leased to Emcore Corp., a manufacturer of solar panels serving the aerospace industry. The balance of the building is being converted into units ranging from 8,000 to 20,000 sf. JMH Construction is the contractor for the first phase, which is being designed by Philip Zahabian Associates of Commerce.
Rexford recently awarded a $3.1 million contract for the 93,000-sf second phase of the project to C.E.G. Construction, which will design and build the multi-tenant building at 15255 Don Julian Road. The second phase also will feature seven spaces, with the buildings to measure between 10,000 and 20,000 sf. The spaces will offer a minimum of two dock spots per unit, with completion targeted before year-end.
Rexford purchased the property in early 2002 through a bankruptcy sale. Shan Lee of GVA Daum will be the listing agent for the project.
Rexford, with offices in Los Angeles and Newport Beach, specializes in buying value-added and stabilized industrial real estate throughout Southern California.
