Angela Buckner of Noble Energy says that 340 North Belt Place won the nod for its "well-maintained" quality and location. The new deal lifted occupancy to 83.4% from 76.4% in a 177,781-sf, class B office building with a quoted rate of $12.50 per sf.

Jim Arket and Bob Bantly, both in the Houston office for Grubb & Ellis Co., represented Noble Energy in the negotiations. Wanda Wilson and Marci Phillips, a PM Realty Group team in Houston, represented the building owner, KBS Realty Advisors of Newport Beach, CA.
